Enabl were appointed as the contractor's commercial and project manager, allowing us to take control of the delivery stage of the scheme and use our commercial expertise to ensure the budget was carefully controlled whilst maintaining a good quality finish.
The project involved the replacement of an existing single storey commercial building with a three storey residential block creating space for six apartments in a sustainable location in Cheadle, a prominent market town in Greater Manchester.
The development has added much needed open market residential accommodation to the area with an emphasis on creating high quality accommodation for young professionals. The development creates a considered response to dwellings in the street scene and surrounding area whilst not detracting from the local vernacular.
Throughout the project Enabl provided commercial and project management services.
The challenges and the solutions
Challenges encountered included the lack of footings to the neighbouring building which required redesign of the scheme with new party wall agreements and the undertaking of a sequenced underpinning strategy.
Enabl took the lead on the design management and coordination with the substructure package to ensure that lead in periods were full factored into the programme.
Enabl were appointed on a fixed design and build contract which required the careful management of a controlled budget which anticipated potential risks to prevent cost overruns.
Lastly due to local authority planning delays with the discharge of conditions associated with the development, risk mitigation measures were implemented in order to ensure a cost effective and timely approach to onsite delivery.
