Detailed planning, redefined

Unlocking the potential of an 1800s police station in Manchester’s newest neighbourhood, New Cross.

After planning and listed building consent was granted for the exciting mixed-use scheme in New Cross, Enabl were appointed to oversee a minor-material amendment application and discharge conditions relating to both consents.

A complex scheme that will provide 81 high-quality apartments and townhouses just outside the city centre, the design incorporates the listed perimeter wall and chimney structure, the last surviving remnants of Goulden Street Police and Fire Station. Enabl secured a non-material amendment to change the scheme from being mixed-use to residential and are assisting with the formal discharge of conditions, allowing our client to deliver this unique scheme.

Our biggest success
story

Navigating the complex applications to align with the new concepts. We carefully considered the views of the various stakeholders and ensured that we took a common sense approach to understanding the most efficient and straightforward route to delivery.

Where is the scheme
located?

Located adjacent to both the Northern Quarter and Ancoats, New Cross is a neighbourhood which is both forward-looking and proud of its heritage. Incorporating what remains of the Former Goulden Street Police and Fire Station into the design of this scheme and respecting the historic street grid will see Peelers Yard contributing to this ethos.
