Situated alongside the River Irwell in the heart of Manchester, this elegant 1920s building sits within a designated conservation area and showcases timeless architectural character. The property features a stunning rooftop terrace with panoramic views over the city centre, offering a unique blend of heritage and modern city living.

Inside, the office spaces are being fitted out to the highest standards of comfort and hospitality, and will be available for leasing in the coming months.

This project focuses on the transformation of a previously unused area into a vibrant, multi-functional environment. The refurbishment includes the installation of new partitions to separate office space from a range of wellness facilities, including a gym, contemplation room, changing rooms, and showers. The layout also incorporates dedicated meeting rooms and a communal dining area to support collaboration and wellbeing. In support of sustainable travel, a secure bike store has also been integrated into the design.

To minimise delays and maintain momentum, the construction programme was strategically divided into two phases, with final completion scheduled for May 2025.



What We Did

Enabl was appointed to oversee the evaluation process from the contractor, including the review and adjustment of provisional sums. Our team attended regular site meetings to monitor progress, maintained ongoing communication with the contractor to address any issues promptly, and ensured smooth project delivery.

We were also responsible for conducting detailed snagging inspections to confirm all works met the client’s specifications. In addition, Enabl liaised directly with tenants to clearly communicate the project’s scope and any potential impacts, ensuring transparency and minimal disruption.

Our team has been successfully navigating the challenges presented by the historic nature of the building. We carefully preserved original internal features while delivering a modern, high-quality space that meets contemporary standards.
