Enabl supported Bruntwood SciTech in the complex redevelopment of Pall Mall Court, a Grade II listed building in Manchester city centre. It’s a striking example of a post-war office building, carefully designed to fit in with the surrounding Victorian streets. The building has an unusual Z-shaped layout and tiered structure, giving it a bold and unique look.
The exterior combines bronze-painted aluminium, glass, and grey-bronze mosaic cladding, adding to its distinctive style. The colour was chosen to blend with the grime of the surrounding buildings from 60 years ago, making it easier to match. The original façade has almost completely been replaced as it had outdated features like single-glazed frames and lacked insulation, making it inefficient. It also contained asbestos, which contributed to its general undervaluation.
The redevelopment has transformed Pall Mall Court into a modern innovation hub, offering 90,000 sq ft of premium office space. The building now includes meeting rooms, a gym, and hot-desking facilities, all designed with sustainability and technology in mind. The project was carried out using a Construction Management approach and places sustainability at the forefront.
The building has also been fitted with a range of amenities to promote wellbeing, including a high-spec gym, a contemplation room, a cycle hub with bike repair facilities, and showers with changing areas. There’s even a drying and ironing room.
The newly restored Pall Mall building now runs on net-zero carbon in all its common areas, while preserving its historical features. It’s been thoughtfully updated to blend modern sustainability with its rich heritage.
The renovation work included replacing the windows and façade restoration, completely refurbishing the interior, installing new mechanical and electrical systems, new lifts, and carrying out roof and external repairs.

Enabl was appointed to support Bruntwood SciTech with the procurement and management of the various work packages. Our remit also covered budget management, cashflow forecasting, change control, valuations, cost reporting, and the full range of cost management responsibilities throughout the project.
